Santa Monica Real Estate: A Sellers’ Paradise

Multiple offers and over-asking sale prices are not limited to moderately priced homes for sale in Los Angeles.

In Santa Monica, a house was recently sold. It’s in a prime, desirable location, but it’s a 1940s house in original condition with just over 2,000 square feet. ft. on a slightly less than 9,000 sq. acreage

Excluding the property above, 13 more homes were sold for more than the asking price, with an average sales vs. list price of 106 percent. In the past month, single-family houses in Santa Monica have sold on average after 22.30 days on the market.

The remaining properties were sold with an average sales vs. list price of 94.98 percent and an average of 81 days on the market.

All 30 homes have a sales-to-list price ratio of 100.37 percent and an average time on the market of 54 days.

Currently, 33 homes are under contract and 33 are on the market.
